Peachtree Group, an Atlanta-based investment management firm, has secured I-956F approval from U.S. Citizenship and Immigration Services (USCIS) for its EB-5-funded development of a SpringHill Suites by Marriott in Bryce Canyon, Utah. This approval marks a significant milestone in Peachtree's efforts to facilitate investment opportunities through the EB-5 Immigrant Investor Program, which is designed to promote economic growth and job creation in the U.S.

SpringHill Suites by Marriott Bryce Canyon: Project Overview

• Location: Bryce Canyon City, Utah, approximately 10 minutes from Bryce Canyon National Park.
• Hotel Type: 127-key SpringHill Suites by Marriott.
• Completion Timeline: Anticipated by mid-2025.
• Financing: $16.95 million in floating-rate construction financing over a three-year term. ​

The hotel is strategically situated near Bryce Canyon National Park, which attracted nearly 2.5 million visitors in 2023, making it the second most-visited of Utah’s “Mighty 5” National Parks. The development aims to capitalize on the strong travel demand and limited new supply in the area.

Rural TEA Status

The SpringHill Suites by Marriott project in Bryce Canyon, Utah, qualifies as a rural Targeted Employment Area (TEA). According to the EB-5 program guidelines, a rural area is defined as any area outside a metropolitan statistical area or any city or town with a population of 20,000 or more. Bryce Canyon City, where the hotel is located, falls within this definition, making the project eligible for the reduced $800,000 investment threshold under the EB-5 program.​

EB-5 Program Details

The EB-5 Immigrant Investor Program allows foreign nationals to obtain a U.S. green card by investing in a U.S.-based project that creates or preserves at least 10 full-time jobs for U.S. workers. Under the program, foreign nationals who invest a minimum of $800,000 in a U.S.-based project that creates or preserves at least 10 full-time jobs for U.S. workers are eligible to apply for permanent residency. ​
