DSCR Loan Calculator

Before you apply for a DSCR loan, it helps to know where you actually stand. A DSCR loan calculator estimates your Debt Service Coverage Ratio — the number lenders use to decide whether your rental property's income can support the loan, without looking at your personal income at all.

How the Math Works

DSCR comes down to one simple formula:

DSCR = Gross Rental Income ÷ Total Debt Service

Where total debt service includes your monthly principal, interest, taxes, and insurance (often called PITI).

A quick example: Say your rental property brings in $2,500 a month, and your total monthly mortgage payment — principal, interest, taxes, and insurance combined — comes to $2,000. Divide $2,500 by $2,000, and you get a DSCR of 1.25. That means your property generates 25% more income than it costs to service the loan, which most lenders consider a strong ratio.

A DSCR of exactly 1.0 means the rental income just barely covers the debt payment, with nothing left over. Most lenders want to see at least 1.0 to 1.25, though some programs allow lower ratios in exchange for a higher rate or a bigger down payment.

If you're searching for a DSCR loan calculator free tool to run your own numbers before talking to a lender, the formula above is exactly what any calculator — free or otherwise — is doing behind the scenes. The real value of working with a lender directly is getting an accurate rent estimate (rather than guessing) and knowing which loan programs actually fit your specific ratio, since requirements vary between lenders.

What You'll Need to Calculate Your Own DSCR

  • Your property's expected or actual monthly rental income
  • Your estimated mortgage payment, including taxes and insurance
  • An honest rent estimate — either from a current lease or a market rent analysis, since overestimating rental income leads to a DSCR that won't hold up under underwriting
